The price includes light breakfast provisions such as tea/coffee, milk, loaf of Beechworth Bakery bread and spreads.

CHECK IN CHECK OUT TIMES: Check in times from 2pm and checkout 10.30am unless prearranged with owner.

MINIMUM STAY: We have a minimum of two nights stay particularly on weekends.  If there is a one night booking accepted, then there is a surcharge of $30.  Easter and Public Holidays, there is a minimum of three nights.

DEPOSITS: We require all guests to fill out a booking form and quote a credit card number to secure a booking.  We cannot hold bookings open and give priority to those who put a deposit down first i.e. credit card number.  A deposit via the net into our account or a cheque within two days can be made in lieu of a credit card; however, a credit card is preferable.  We do not process cards until day of arrival and money, bank cheque or credit card can be paid on the day.  Where there is more than one group, we prefer one payment.  Extra visitors will be charged if they stay overnights.  Please let the owner know if other visitors will be invited back.

CANCELLATION POLICY: If notice of cancellation is received within seven days prior to your arrival, your deposit will be fully refunded.  If less than seven days notification of your cancellation is given, your deposit will be forfeited.  If we do not receive your deposit within two days, and there is another party interested, and who have also enquired at the same time, we will have no option but to nominate their booking ahead of your booking.  On day of arrival, no monies will be refunded if fewer guests arrived than was originally booked.

SMOKE FREE HOUSE: The unit is a smoke free house.

MISSING OR BROKEN ITEMS: Please note that broken, lost and damaged items will be charged to guests and we expect that the unit is kept in clean order.  Please return all keys and if keys or fittings are taken accidentally, we kindly ask that they be returned.

ANIMALS: Please do not be offended that we do not permit animals.  There is a pet accommodation business near Beechworth and pets can be picked up and dropped off at the accommodation house.  We have the number for this service.

CHILD SAFETY: Please ensure that if you are bringing children, that they are supervised at all times as we are very close to the lake, we ask that you shut the gates both back and front of the premises to ensure their safety.
